Our client, Lighthouse Project Services Ltd. is a Bermuda-based project management consultancy delivering complex construction and infrastructure projects on behalf of private and institutional clients. As trusted owner's representatives, we protect our clients' interests from project inception through final account settlement across commercial, hospitality, residential, and infrastructure sectors. Reporting to the Co-CEO, the Client-Side Project Manager will serve as the primary contact between Lighthouse and its clients on assigned projects. The successful candidate will lead the full project lifecycle - from design management and procurement through construction, commissioning, and close-out, ensuring delivery to programme, budget, and quality standards. This is a senior role which requires deep technical construction knowledge, strong commercial acumen, and the ability to manage complex multi-stakeholder environments with authority and diplomacy. Key Responsibilities: Lead end to end project delivery as the primary client representative, ensuring full adherence to design standards, contractual obligations, and robust governance frameworks. Oversee programme, risks, and deliverables, proactively resolving issues and driving successful, timely and high-quality project outcomes. Prepare and challenge cost estimates, Bills of Quantities, and cost plans to support design stages to support tendering, procurement, and commercially robust decision-making. Provide independent cost advice across the project lifecycle, including benchmarking, value engineering, feasibility assessments and investment appraisals. Develop, justify and manage projects from inception to final account, ensuring robust cost control, transparent financial reporting and proactive commercial risk management. Oversee contractor payment assessments, change control processes, and final account negotiations, preparing investment cases and securing client approval at key project milestones. Lead procurement processes, including tender documentation, evaluation, and appointment of consultants and contractors. Advise on procurement strategies and administer contracts, RFIs, and change orders. Lead multidisciplinary project teams, ensuring performance, accountability, and consistent delivery of programme, quality and KPI expectations. Cultivate strong trust-based relationships with clients, regulators, consultants, contractors and community stakeholders, representing the client effectively in meetings and engagement forms. Manage project information systems and document control, including standards, templates, meeting minutes, and action tracking. Prepare accurate project reports for senior leadership, covering programme, cost, risk, and quality updates. Minimum Qualifications, Skills, and Experience: Degree in Construction Management, Quantity Surveying, or related field, with professional accreditation (SPM, RICS, CIOB or equivalent). Strong academic performance required. Minimum of 8 years' successful experience delivering large, complex construction projects, including at least 4 representing the client or their stakeholders. Proven ability to independently manage large projects or portfolios; experience with projects with construction values over of USD $20M is an advantage. Strong client side project management experience, with proven leadership of multi disciplinary teams. Expertise in procurement, contract administration, change control, and commercial management best practices. Solid Quantity Surveying capability, including estimating, valuations, final accounts, and commercial advisory. Experience of estimating in the Bermuda mart is an advantage. Strong programme and risk management skills, with experience coordinating high visibility, multi stakeholder projects. Excellent communication skills, able to convey complex technical and commercial information clearly. Demonstrated excellence in client service, process improvement, and building long term, trust based relationships. Proficiency with digital project management tools, information control systems, and structured reporting.
