Gibbons Management Services Ltd. is a dynamic management company specializing in property management, payroll services, and central treasury operations for the Gibbons Group of Companies. We are looking for a hands-on, design-savvy leader to take the reins as our General Manager of Architect, Real Estate and Facilities managing all aspects of the company's real estate assets and bringing strong architectural and technical acumen to elevate and develop the spaces we manage while ensuring smooth operations. This person will oversee 25 commercial properties across retail, office, and industrial use. Reporting to the executive team and supported by a dedicated facilities team, you will lead the strategic and operational management of our diverse property portfolio. Your role will ensure long-term planning and day-to-day execution, with a particular focus on property upgrades, space planning, and asset integrity. Key Responsibilities: • Lead renovations, upgrades, and space reconfigurations across the portfolio with a strong architectural and design view * Review and develop design plans, drawings, and specifications, ensuring alignment with operational needs and business goals *Manage property operations, including preventive maintenance, tenant support, and compliance across all facilities *Lead a team of building managers and maintenance staff; foster a culture of ownership, pride, and high performance Coordinate and evaluate contractors and service providers to ensure quality, timelines, and budget compliance Maintain strong relationships with tenants, promoting satisfaction and . long-term retention Develop and manage budgets, working closely with the Finance • Manager to track costs and returns across the real estate portfolio Ensure compliance with health and safety, building codes, environmental standards, and Bermuda-specific regulations Qualifications/Skills: Bachelor's degree in business administration, or certification in Architecture, Facilities Management, or a related field *Proven experience in real estate or facilities leadership, ideally with exposure to design, construction, or space planning * Ability to read and interpret technical drawings and specs and collaborate with architects and engineers *Strong project and vendor management skills, with experience delivering upgrades and renovations Strong negotiation and communication skills Excellent communication and team leadership skills Solid understanding of budgeting, cost control, and ROI-based property decisions

Requirements

Bachelor's degree in business administration, or certification in Architecture, Facilities Management, or a related field *Proven experience in real estate or facilities leadership, ideally with exposure to design, construction, or space planning * Ability to read and interpret technical drawings and specs and collaborate with architects and engineers *Strong project and vendor management skills, with experience delivering upgrades and renovations Strong negotiation and communication skills Excellent communication and team leadership skills Solid understanding of budgeting, cost control, and ROI-based property decisions
