Our client is a leader in their industry based in Bermuda's local real estate sector. They have an exciting opportunity for a client-focused and energetic individual to join their company as Commercial Property Manager. Responsibilities will include: • Creating, reviewing, approving and resolving discrepancies with payables and invoices. • Communicating with landlords, tenants, service providers, and colleagues and maintain tenant contact database. • Attending to property management issues, repairs, maintenance, and service calls. • Obtaining quotes and work order approvals, monitoring satisfactory completion of works or issue resolutions. • Conducting property inspections, emergency site visits and completing condition reports. • Obtaining monthly utility meter readings, analysing, and distributing to tenants (water, electricity, gas). • Reviewing leases, stamping and executing all necessary documentation. Monitoring tenancy occupancy compliance with lease obligations. • Assisting with preparing annual property budgets. Review monthly landlord statements. • Liaising with accounts regarding expenditures and properties' capital projects. • Assisting with HOA budgets; Reviewing and submitting HOA and condo board financial reports and statements. • Attending HOA Meetings and submitting financial reports. Acting as the emergency point of contact for repairs.
